Existing water & WW plans must be resubmitted to Liberty Utilities before resuming work. Engineering Project: Sewer LXA #6013 regarding Sewer & Water Service (see attached WW Engineering Plan and Agreement, formerly approved in 2016-17). Existing WW line status at the site is unknown, recommend buyer work with Liberty Utilities to determine the viability of the existing lines regarding Sewer LXA #6013 project. Seller states that Impact Fees have been paid, and that a lift station will be required to complete the WW system connection (see Exhibit B in drawings and previous cost estimate). See attached Oncor Letter of Agreement, buyer to determine if this agreement is still valid. Natural Gas availability has not been documented, but seller believes it is available as well and believes that the provider was Southern Utilities. County may allow a plat amendment to include 16 duplexes (nice opportunity for the build & hold investor), per seller. Seller stated that the asphalt was completed without a county inspection, although the road base and curb & gutter were apparently approved; therefore, buyer may have to spend money to get road approved or replaced. Seller believes that the base, curb & gutter were inspected, so only the asphalt is in question. The road and ROW is currently the 20th lot, marked as "Private Street" in County Records, its unclear if the intention was to turn over the road to the county once it was finalized and approved. Buyer to satisfy self in regard to the viability of the project and existing infrastructure for future use.
